Buying Land

The Cheapest Lot Isn't Always the Least Expensive

Finding land you love is only the beginning.

A $40,000 parcel that requires extensive grading, a long driveway, difficult utility connections or an expensive septic system could ultimately cost more than a $60,000 parcel that's ready for development.

Before purchasing property for a manufactured or modular home, investigate:

  • Zoning and permitted home types

  • Minimum home size and setback requirements

  • Road and delivery access

  • Topography and grading

  • Drainage and soil conditions

  • Well and septic feasibility

  • Water and sewer availability

  • Electrical and utility connections

  • Foundation requirements

  • Deed restrictions or subdivision requirements

  • Costs of preparing the property for your home

One of the most important rules in factory-built housing: Don't buy the land first and ask whether your home will work on it later.

Whenever possible, evaluate the land and the proposed home together before making a commitment.

Gary can work with you and your Realtor to help identify the questions that should be answered before you purchase.
